Timeline on this would most likely be 3 weeks of work depending on gardener and handyman/junk hauler availability

More in depth repairs including all of the above and additionally:

  • Replace roof

  • Termite treat property

  • Paint exterior

  • Paint interior

  • Refinish wood floors

Of course, this can only be done (with respect to the interior fixes) if the occupants move out, which is still unknown if this will be the case. Lead time of 6 weeks depending on contractor availability.

Scenario d

Most updates to the property, can only be done if vacant, all the updates in Scenario C with additional updates:

  • Mini split HVAC system

  • New windows

Lead time of 3-4 months depending on contractor availability. With scenario D there is the option of bringing in an outside vendor such as Curbio  or Freemodel would be brought in, they project manage all of the repairs and sellers pay at closing.
