Thank you for your interest in submitting an offer for our listing at 620 Flint Avenue. As you are aware, this is luxury auction-style listing, which will be conducted differently than a traditional listing. This is not a distressed home sale and is a full equity sale, not a short sale.
Here are the protocols for acceptance of an offer:
All buyers to do their due diligence PRIOR to submitting an offer. Buyers are asked to remove their inspection contingency along with their offer. The seller has provided the following items for buyer review and these items are supplements in the MLS which your agent can provide to you, alternatively they can also be downloaded directly from this page. In addition, buyers are welcome to conduct their own home inspection prior to offer submission, please contact us or have your agent contact us to schedule this. The supplements that have been provided are below:
Home inspection report
Quote from Innovative Construction, a local general contractor; to remedy the cause of the foundation concerns brought up in the inspection report
Termite report
Seller disclosures
Preliminary title report
Natural hazard zone disclosure report
Financed and cash offers will be considered. If you are submitting an offer with financing, at minimum a full pre-approval letter must be included; ideally an approval letter with a full DU approval should be submitted. Proof of funds for down payment and closing costs also need to be included for financed offers. For cash offers, cash to close proof of funds need to be included for the offer to be considered.
On September 12th, at 6pm; offers will be reviewed, responded to in person at the property. Please come prepared with your agent and a written, complete offer. Offers will be collected, reviewed and responded to, in writing, on the spot. Counter offers will be issued in person, in writing, on the spot. The seller expects to end the day with an accepted offer. This will be a competitive scenario, please be prepared to come knowing what your best and highest terms you are willing to offer are.
Seller reserves the right to decline offers. Also, seller reserves the right to accept an offer prior to the Sept 12th date and cancel in person auction-style event.
